In Singapore, when purchasing a private condo, the down payment is determined by how much of the property’s price you can finance with a loan. Here’s a quick breakdown:

1. Loan-to-Value (LTV) Ratio Matters

The LTV ratio determines the maximum loan amount you can borrow. The remaining percentage must be covered as a down payment.

  • If you take a bank loan, the LTV ratio is up to 75%.
  • This means the minimum down payment is 25% of the purchase price.

Let’s say you’re buying a $1 million condo:

  • You can borrow up to $750,000 (if you qualify for the full 75% LTV).
  • Your down payment will be $250,000, which consists of:
    • 5% in cash = $50,000
    • 20% in cash or CPF savings = $200,000
